Forecast

Our strategies below for the month of October are working

-October Forecast  is now up 17,000 to last week.

 

Per the current trends the Thanksgiving holiday period was adjusted down by 5 to 10% which did impact the forecast.

-November slipped by $37,000 to last week.

We are optimistic that we can make up some of this loss through group tentatives and prospects.   

 

 

Strategies

 We continue to see the same trends in the second comp .  Their Transient strategies  are dramatically impacting the 1^st comp set .  

 

The 2^nd comp set has kept their BAR and Expedia strategies the same. The drop in their Transient ADR’s and growth in occupancy is due to their internal rate programs staying open and being set more aggressively in lower ADR strategies.  

 

We continue to stay focused on competing with the market shifts and have made the following updates to our strategies -   

- The free suite upgrade for Qwest, Johns Manville, Coram and Encana till the end of the year has been adjusted for these companies. Suite rates will adjust to normal on 01/01/09.  

 -Drop Consortia discounts to 20% verses 10% 

-Increase group booking Ceilings. Use Suites to close the business 

-Adjust our 7 and 14 day out discounts to 14 and 30 day out discounts.

-Open up Government rates to both Standard and Suite rooms.

-Keep Standard room ADR’s open in Voice and on the GDS by choosing guest, companies and groups that we want to add value to their stay with complimentary upgrades.

-Set up aggressive promotion packages and work with Mike on promoting them.

-Increase our oversell philosophies.

-Increase Group and extended stay room night expectations.

 

Denver is definitely noticing the impact of the economic conditions. These strategies are in place for our low demand periods.
