Description of Deal: Sweet "Suites" for the Holidays
Went over weekly STARS.
We are still positioned well in the running 28 in the 1st comp set at 90.7% Index and 2.6% growth. When analyzing the 1st comp set segmentation break down we are noticing a significant trend in losses in transient that indicates the economic conditions.
In the 2nd comp set running 28 we are at 94.7% index with a -2.1% growth. Group looks strong in both comp sets. The transient market in the 2nd comp set is not seeing as significant of a loss in occupancy for transient as the 1st comp set and it is apparent that they are lowering their transient rates. We are not seeing these rates being lowered in Rate View or in Expedia. The assumption is that they are keeping lower negotiated rate types open.
With the sensitivity to occupancy levels we have addressed keeping all transient channels open. Our corporate campaign is in full swing and we are reeducating the community on all of our many competitive advantages. This is proofing to be very beneficial especially in group corporate catering contribution.
The decision was made during these low demand times to open government rates and certain corporate accounts to to both suites and standard rooms.
Hoteliigence
August puts us at a 96.4% Index with a market penetration growth of -0.4% growth. We are at a 3 out of 8 ranking for the month. This is a good placement for August considering the Black Out dates for Fire Chiefs and the DNC. September is looking more concerning with 83.3% placement and -8.7% drop in market penetration.
Joanna has completed her calls for the RFP cycle and we will be kicking off a our Suites for the Holidays campaign with our top corporate accounts next week.
We are asking everyone to be sensitive to trends for the rest of the year and we are challenging all departments on the next step on "WoWing" the guest and looking for ways to increase occupancy while maintaining our ADR growth.
Address the following next week:
- Continue discussing Bronco schedule -Broncos schedule was implemented in Hotel Concepts . Work with Expedia on their Bronco promotions.
- John is still working on a Pace report that will come through EZRMS. 90% of report is completed...Working on a small snag to complete.
- Continue discussion of best practices for Hotel Concepts as it pertains to RevMax Meetings
- Review what Hotels are selected for RateView and update as needed.
- Continue to discuss and set up holiday campaigns.
RATE ADJUSTMENTS:
BAR rate strategies had very little change. We are focused on keeping our standard room rates available to the GRC and to Central Res.
